How do I apply for a home at your community?
Applications can be completed online under "floor plans" at the property website.

What fees/deposits are due upon applying?
To reserve your new home, you will need to pay a refundable security deposit and a non-refundable administration fee and application fee. * Deposits may increase due to results of the application.

What is required to apply?
A completed application, proof of income, a current photo I.D. and a non-refundable application fee.

How long does it take for an application to be approved?
A completed application will be screened within 72 hours.

Do you allow pets?
All our communities are pet friendly with no weight restrictions! There are fees and pet rent associated with having your furry friends live in our community. Refer to each community for specific pricing and pet restrictions.

Do you offer month-to-month leases?
After a lease is completed, there is a month-to-month option. Rent will be increased to the current market rate along with a premium month-to-month fee.

Do you require renters’ insurance?
Yes, all residents are required to carrier renters’ insurance. The personal liability must be no less than $100,000.00

What utilities are included in my rent?
All utilities are the responsibility of the resident and not included in the monthly rent amount.

Do you have on-site maintenance?
Yes! We have 24/7 on-site maintenance for any emergencies that may arise after hours.

Residents
|
How much is my rent?
Your rent amount is located on the 1st page of the lease agreement. You can also view this on the resident portal once rent is posted on the first of the month.

How do I pay my rent?
You can pay rent by setting up your online account on our website. This allows you to use a bank account or credit card to make payments.

When is rent due? When am I liable for the late fee?
Rent is always due on the 1st of the month. Late fees will be applied on the 6th for any unpaid balance.

If something needs to be repaired in my apartment home, how do I report it?
All maintenance requests can be submitted through the online portal.

How do I give notice? What is required?
We require a 60-day written notice which you are responsible for, prior to move-out. If you plan to move-out at the end of your lease term, please remember to submit a written notice 60 days prior to the lease expiring.

Can I break my lease?
Yes, there is a lease buy-out fee along with a 60-day written notice required. Please make sure you reference your signed lease agreement and contact your leasing office to confirm policies as there could be unique circumstances.

How do I add/ or remove a pet to my lease?
Contact the property office to fill out a pet information form. A pet fee and pet rent will be due for your furry friend to be added to the pet lease addendum.

I am locked out of my apartment. What do I do?
If you are locked out during normal business hours, you can come to the office to be let back into your apartment home. If you are locked out after hours, you will need to contact your local locksmith (copies of new keys will need to be provided to the office).

I have lost my apartment and/or mailbox keys. What do I do?
You may have new keys made at our office during normal business hours for a small fee.

How do I sign up for the resident portal?
You can access your resident portal by registering online via our community website. Please contact the office if you need further assitance with the online portal.
